Housing
In Alberta, your lease, inspection reports, and receipts are your main evidence. Read everything before paying a deposit.
Before signing
- View the home, confirm the landlord or manager’s identity, and avoid transfers before verification.
- Check the rent, included utilities, term, rules, parking, and renewal conditions.
- A security deposit generally cannot exceed one month’s rent. Ask for a receipt and retain a copy of the lease.
Moving in, problems, and leaving
- Complete the move-in inspection with dated photos and give each party a signed copy.
- Report repairs and problems in writing. Keep emails, photos, receipts, and conversation dates.
- For an unresolved dispute, the Residential Tenancy Dispute Resolution Service can hear certain claims.

Keep in mind
Never send a deposit only because a listing feels urgent. Verify both the property and landlord’s identity.
